Per point

Brokers price a reservation from the points it takes on Disney’s chart. The median live listing costs $30.57 a point, and half cost between $27.00 and $36.00. What each broker charges is in the broker comparison.

What moves the price

  • The point chart. Disney sets how many points each villa takes per night. It rises in busier seasons, and Friday and Saturday nights take more points than weeknights.
  • Room size and view. A bigger villa or a better view takes more points for the same nights.
  • The broker. Each broker sets its own price per point.
  • Time on the market. Brokers sometimes cut the price of a reservation that hasn’t rented. The board marks each drop of at least $25 and 2%.

Where these numbers come from

437 live confirmed reservations from 1 broker, each checked every 30 minutes. A listing counts while it’s on the broker’s site. Disney’s price is its published cash rate for the same villa and nights, tax included, from MouseSavers’ rate tables; 435 of the 436 listings with one cost less than Disney charges. The definitions are in How we calculate, and how renting works explains what you’re buying.

How we calculate

Cost per night is the broker’s total price divided by nights. We rank by it, not by total, so a short trip can’t win just by being short.

Disney’s price is the published rack rate, tax included, for the same villa category and the same nights. Where we can’t match the exact view, we use Disney’s cheapest view for that villa, which makes the saving look smaller, never bigger. Disney sometimes discounts, so the real saving can be smaller than shown. Disney’s rates come from MouseSavers.

$/point is in the small print. The season you travel moves the price about 2×; broker $/point varies about 15%.

Every listing is checked every 30 minutes. When one disappears we say it’s gone: it has almost always sold, but we can’t prove it.
